Act early, pay less
Small faults turn into big bills once water reaches the timbers and insulation. Call us if you notice any of these:
Brown marks on ceilings, damp patches on chimney breasts or water in the loft.
Slipped, cracked or missing tiles and slates you can see from the street.
Bits of ridge or verge mortar in the gutters, on the path or in the garden.
Flashing pulled away from the chimney, wall or dormer.
Water that sits for days, blisters or splits on a garage or extension roof.
Daylight through the roof, or damp and mould on the underside of the felt.
Not sure what you’re looking at?
01 · Roof Leak Repairs
A drip in the bedroom ceiling might start several feet away on the roof. We trace leaks to their true source – a valley, a flashing, a cracked tile or failed felt – and repair the cause, not just the stain.
We check the roof covering, junctions and flashings from outside and, where we can, the loft from inside. That way we can see where water is entering, how far it has travelled and whether timbers or insulation have been affected.
You’ll get photos of what we find and a fixed price for the repair, so you know exactly what you’re paying for before we start.
Common Causes of Roof Leaks
01One broken tile can let water run down the felt and into the loft.
02Worn or blocked valleys overflow in heavy rain and leak into the roof space.
03Lead that has pulled away from walls and chimneys lets driving rain in.
04Old underlay that has torn or crumbled no longer stops wind-driven rain.

02 · Tile & Slate Repairs
Tiles and slates slip when nails corrode or battens rot, and crack when frost gets in. We replace them with matching tiles or slates and fix them securely so they stay put in the next storm.
A single slipped tile might not look like much from the ground, but it leaves a gap that lets rain onto the felt and battens beneath.
We source new or reclaimed tiles and slates to match your roof as closely as possible – important on Knaresborough’s stone cottages and terraces – and refix any neighbouring tiles that have started to move.
Tile & Slate Repairs We Carry Out
01Refixed with clips or replaced where nails have rusted through.
02Frost-damaged and broken tiles swapped for matching replacements.
03Gaps filled after high winds and surrounding tiles checked.
04Loose verge tiles and crumbling verge mortar renewed or upgraded to dry verge.
03 · Ridge Tile Repairs
Ridge tiles sit on the most exposed part of the roof. When the mortar cracks they work loose and can blow off in high winds. We re-bed them properly or fit a dry ridge system that won’t wash out.
Old ridge mortar gets brittle, cracks and falls out in pieces – you’ll often find it in the gutters first. Once the tiles loosen, rain gets in along the top of the roof.
We lift the loose tiles, clean them and re-bed them in fresh mortar, or fix them mechanically with a dry ridge system that’s designed to stay secure without relying on mortar at all.
Ridge & Hip Repair Options
01Loose ridges lifted and re-bedded in fresh mortar.
02Mechanically fixed ridges that don’t crack or wash out.
03Hips re-secured, with hip irons checked or replaced.

04 · Lead & Valley Repairs
Wherever a roof meets a wall, a chimney or another roof slope, it relies on lead or a valley to keep water out. When those fail, leaks follow. We renew flashings and valleys so the junctions stay watertight.
Lead expands and contracts with the weather, and over the years it can split, lift or slip out of its chase in the wall. Valleys collect debris and wear through, overflowing in heavy rain.
We replace damaged lead with properly sized and dressed sheet, re-chase it into the masonry and renew or upgrade valleys so water flows off the roof as it should.
Junction Repairs
01Step and apron flashings renewed where the stack meets the roof.
02Lead re-chased where roofs meet walls and extensions.
03Worn lead or GRP valleys cleared, repaired or replaced.
04Dormer cheeks and aprons re-leaded to stop water getting in.
05 · Chimney Repairs
Exposed on every side, chimney stacks wear faster than the rest of the roof. We repoint, re-flaunch and make safe brick and stone chimneys so they stop letting water down into your home.
Damp on a chimney breast is usually caused by eroded pointing, cracked flaunching around the pots, failed lead or rain getting into an open flue.
We inspect the stack, explain the cause and repair it – using lime-based mortars on older stone chimneys where they suit the building.
Chimney Repairs We Do
01Worn joints raked out and repointed to keep rain out of the stack.
02Cracked flaunching renewed and loose pots made secure.
03Unused flues capped to stop rain, birds and debris getting in.

06 · Flat Roof Repairs
Flat roofs on garages, extensions and dormers are often the first to leak. Where the roof is still sound we repair it; where it’s failing everywhere we’ll tell you honestly and quote for GRP or EPDM.
Most flat roof leaks start at the edges and upstands, or where water ponds and slowly finds a weak spot in old felt.
We check the whole covering and the deck beneath, repair splits, blisters and failed joints, and sort out drainage so water runs off instead of sitting on the roof.
Flat Roof Problems We Fix
01Damaged areas of felt cut out and repaired.
02Leaking upstands, trims and wall junctions resealed.
03Drainage and outlets improved so water runs away.
04Where repair isn’t worth it, a long-lasting replacement.
07 · Storm Damage Repairs
After a storm, missing tiles and lifted ridges need dealing with before the next downpour. We make the roof safe and watertight as quickly as we can, then carry out a proper permanent repair.
High winds lift tiles, slates and ridges, and the gaps they leave let rain straight in. The sooner it’s covered, the less damage is done to the felt, battens and ceilings below.
If you’re claiming on your insurance, we can provide photos of the damage and a written quote for the repair to send to your insurer.
How We Handle Storm Damage
01Loose tiles and debris secured or removed so nothing else falls.
02Gaps covered quickly to stop rain getting in.
03Tiles, ridges and flashings properly replaced and refixed.
04Photos and a written quote to support your claim.

08 · Gutter & Fascia Repairs
A leaking gutter can soak a wall for months before damp shows inside. We repair joints, brackets, downpipes and damaged fascias – or replace the sections that are beyond saving.
Dripping joints, sagging runs and overflowing gutters send water down your walls instead of into the drain, staining stonework and causing damp.
We fix the faulty sections, reset the fall so water drains properly, and replace rotten timber fascias with UPVC where needed.
Roofline Repairs
01Failed seals and unions replaced so gutters stop dripping.
02Brackets replaced and the fall reset for proper drainage.
03Damaged boards replaced with low-maintenance UPVC.

Questions
Can’t see your question here? Give us a ring on 07482 333 160 – we’re happy to talk it through.
It depends on what’s wrong and how we reach it. Replacing a few tiles costs far less than renewing a valley or re-bedding a whole ridge. After a free inspection we give you a fixed written price.
Yes. Water often travels before it shows, so we inspect the roof and, where we can, the loft to trace the leak back to its source – then fix that.
No. If a repair will do the job, that’s what we quote for. We’ll only mention re-roofing if the roof is failing across the board, and we’ll show you the evidence.
In most cases, yes. We source new or reclaimed tiles and slates to match, which matters on Knaresborough’s older stone properties.
Yes. Repairs to older homes around the town centre and riverside are about matching what’s there – materials, mortar and leadwork – and we’ll advise if anything needs checking with North Yorkshire Council.
We’ll get to you as soon as we can. If water is coming in, tell us when you call and we’ll do our best to make the roof safe and watertight quickly.
All our work is fully insured and our workmanship is guaranteed. We’ll explain what the guarantee covers for your repair when we quote.
Yes – WhatsApp us a few photos taken from the ground with your postcode and we’ll tell you what we think is going on before arranging a free inspection.
Usually it’s a valley, flashing or gutter that can’t cope with high volumes of water, or rain being driven under tiles by the wind. We’ll find which one it is.
Where it’s safe to do so we can often make the roof watertight straight away, then come back for a permanent repair if more work is needed.
Usually the original nails have corroded. A few can be refixed with clips, but if it’s happening all over the roof we’ll explain the longer-term options honestly.
Usually, yes – we source reclaimed natural slate and matching tiles so the repair blends in.
Dry ridge is mechanically fixed, so it doesn’t crack or wash out and needs very little maintenance. Mortar is traditional and suits some older roofs. We’ll recommend what suits yours.
It’s usually crumbling ridge or verge mortar – a sign the ridge tiles are starting to loosen and need re-bedding.
Properly fitted lead can last decades, but it can split or lift if it was badly sized or fixed originally. We replace it with the right thickness and detailing.
Often, yes – by clearing debris and repairing the lining. If it’s worn through we’ll replace it.
Usually rain is getting in through the stack – worn pointing, cracked flaunching, failed lead or an open flue. We’ll find which.
Yes, brick and stone. We use lime-based mortar on older stone where appropriate.
If the leak is local and the rest is sound, yes. If the felt is failing all over or the deck is wet, a new GRP or EPDM roof is better value.
The deck may have sagged or the outlets may be blocked or badly placed. We can improve the falls and drainage.
Many policies cover storm damage – check with your insurer. We can provide photos and a written quote to support your claim.
Keep clear of the area below, then call or WhatsApp us a photo. We’ll arrange to make the roof safe and watertight as quickly as we can.
Usually a blockage, a section that’s lost its fall, or a gutter that’s too small for the roof. We’ll find and fix the cause.
Yes – leaking joints and damaged sections can be repaired without replacing the whole run.
